Valued right.Sold better.

Sales and valuation of residential and investment property in Switzerland. Valued by a qualified valuer, sold by the same person, with a commission tied to your price.

Three reasons to sell with us.

The valuer sells.

Your property is valued by a professional real estate valuer: by income value, intrinsic value or DCF, not by an online tool. And the same person handles the sale.

A commission that moves with your price.

Our commission is tiered: the full rate applies only if we achieve the price we set together. If the sale price falls, our rate falls faster than your proceeds. We negotiate for the best price because we have a direct stake in it. Few brokers in Switzerland work this way.

Enough time.

An agent juggling many mandates is mainly interested in selling quickly, not necessarily at the best price. We only take on mandates we have enough time for. When we take on your property, we do it completely: the same contacts, from the first conversation to the notary.

Two services. One signature.

Sales

Marketing of condominiums, houses, apartment buildings and building land. Pricing strategy, dossier, viewings, negotiation and the draft deed with the notary, all from a single source.

Valuation

Market value appraisal using income, intrinsic value and DCF methods, calculated by hand and documented transparently. For a sale, estate division, divorce, financing, purchase, investment property or tax.

Free initial valuation

Calculated by a person, not a tool.

Most brokers value property with hedonic tools. Yet in many municipalities there is little recent comparison data, the condition is assessed subjectively, technical depreciation is not calculated, and easements, usufruct or development reserves are ignored. The result is a range of several hundred thousand francs.

With us, a valuer does the calculation. Location, condition, finish, income, market situation and development potential all enter a transparent calculation, by income value, intrinsic value or DCF. You receive an assessment you can understand and defend.

  4. Assessment

A written result with its reasoning. Sell, hold, finance or divide: you decide on a solid basis.

If your price drops, our commission drops disproportionately.

With a fixed commission, a broker earns almost as much from a quick sale as from a good one. We work with a tiered commission: the full rate applies only if we achieve the price agreed in the mandate. If the sale price is lower, our rate steps down, and our income drops far more than yours.

The rates depend on the region and the value of the property and are set in the mandate. As an example: 3% at the agreed price, 2.5% at the next tier, 2% below that. If the price achieved exceeds the valuation, we share one tenth of the surplus. Negotiating the last few percent is worth it, for you and for us.

Our interests are therefore identical to yours. The reference price is set together in the mandate, and we have no interest in undervaluing: otherwise we would not get the mandate at all.

A property is listed at CHF 1,500,000. The price is reduced by CHF 150,000. At the lower price our next tier applies: 2.5% instead of 3%.

Frequently asked questions.

How long does a sales mandate run?

We usually agree on six months. Most sales are signed at the notary after three to four months.

Do you require exclusivity?

Yes, always. An exclusive mandate lets us invest time and care in your property: dossier, pricing strategy, a discreet approach to the right buyers. In return, we take responsibility for the whole sale.

Who pays the commission?

The seller. For buyers our work is free, including a search mandate.

How high is the commission?

It is tiered and depends on the region and the value of the property. As an example: 3% at the agreed price, lower rates below that. The exact tiers are set in the mandate.

What does the initial valuation cost?

Nothing. It is free, without obligation and calculated by hand. A full market value appraisal with a site visit is quoted separately; if a sales mandate follows, we credit the fee against the commission.

Where do you work?

We value and sell throughout Switzerland. Most often we are active in the greater Zurich and Zug area, in Valais, in the canton of Vaud and in Ticino.
